the lender provide us with a loan qualification letter & the following pertinent
information:

potential issues that could pose any potential problems or setbacks.
3.Discuss
with you your specific criteria (needs and wants) and price range for your new
home.
4.After
completing an in-depth search of the market using your specific criteria and
price range, I will provide you with a full synopsis of the 5-10 most valuable
properties on the market based on:
a.Assessed
value.
b.Total
square footage.
c.Features
& Amenities.
d.Status
(if any offers are pending).
e.A
potential settlement date.
5.Once
you review and identify your top 3-5 properties, I will ensure availability
with the listing agent and set an appointment with you to meet at the
properties to see them.
6.Provide
you with complete details of the property and take notes while showing to
ensure you are excited and confident when selecting a property to make an offer.
7.Together,
we will write a competitive offer based on all applicable factors, including:
a.The
property's value determined using an in-depth Comparative Market Analysis
(CMA).
b.The
financial information provided by your lender.
8.I will present and negotiate your offer(s) on
your behalf until it has been accepted.
9.Our
entire team will work for you to ensure you receive the best customer service
from the time we write the offer through closing. This includes:
a.Providing
constant communication with you and ensuring a team member is always available to
answer any questions or concerns that should arise at any time throughout the
transaction.
b.Providing
constant communication with all parties to the transaction to avoid any
potential problems or setbacks.
c.Assisting
you in scheduling a home inspection with a professional, licensed and insured
inspector.
d.Negotiating
any major repairs to be made prior to closing.
e.Providing
you with all utility information & any other information you need to make
the process as smooth and convenient for you as possible.
f.Completing
a final walk through of the property the day of settlement to ensure all home
inspection repairs have been completed & the property is in the same (or
better) condition as when the contract was ratified.
g.Providing
you with a financial statement prior to closing to ensure accuracy.
